Boston Properties Inc. is a real estate investment trust (REIT). The company is one of the largest owners and developers of Class A office properties in the U.S. It has about 191 properties and 54 million square feet of owned space. The company’s assets include offices, hotels, retail stores, and residences; however, about 90% of revenues are from office space. The portfolio is concentrated in large coastal cities, including Boston, Los Angeles, New York, San Francisco, and Washington, D.C. At the end of 2021, the company expanded into the Seattle market.
BXP’s top 20 tenants represent just under 30% of annualized rent, and have a remaining weighted-average lease term of 7 years. Tenant diversification is as follows: financial services/investment banking, 23%; legal, 19%; tech/media, 21%; life sciences, 8%; and retail, 6%. The shares are included in the S&P 500.
